The Gadgets Your Insurer Actually Cares About

The smart home industry would like you to believe every connected
device makes your home safer, and your insurer, apparently, richer in
discounts. The truth is narrower and more useful: a handful of device
categories genuinely move insurance outcomes, through discounts, through
prevented claims, or both, and the rest are lifestyle purchases wearing
a safety costume. Having watched which claims the devices actually
interrupt, here’s the ranked, honest version.

Tier one: water
shutoff systems (the champion)

Nothing else in the category comes close. Non-weather water damage,
the burst supply line, the failed washing machine hose, the water
heater’s farewell, is the most frequent serious claim in homeowners
insurance, and it’s uniquely interruptible: the difference between a
$500 incident and a $40,000 gut job is usually hours of unnoticed
flow
.

Whole-home automatic shutoff valves (installed on
the main, watching flow patterns, closing automatically on anomalies)
attack exactly that. Carriers have noticed: many offer meaningful
discounts (a few percent to 10-plus percent of premium with some), a few
high-value-home carriers effectively require them, and at least as
valuable as any discount is the claim that never happens, which protects
your claim-free pricing for years. Installed cost commonly runs $500 to
$1,500 plus plumbing; on the actuarial math of the households we serve,
it’s the best safety-per-dollar purchase in the modern home.

Point sensors (the $30 pucks under sinks, behind the
washer, next to the water heater) are the budget version: they don’t
close the valve, but they text you at minute two instead of hour six.
Modest or no discount at most carriers; outsized real-world value
anyway. Put one under everything that holds water, and one in the pan
under the water heater tonight.

Tier two: monitored
security and fire

The classic discount category, with a distinction that decides its
size: professionally monitored systems (alarm events
dispatched to a central station) earn the real discounts, commonly 2 to
10 percent, sometimes more with fire monitoring, while self-monitored
camera-and-app setups typically earn little or nothing, because the
underwriting value was never the camera; it was the guaranteed 3 a.m.
response. Document the monitoring certificate and send it to your
carrier; this discount chronically goes unclaimed after
installations.

Smart smoke and CO detectors (interconnected, phone-alerting, ideally
monitored) sit in the same tier: modest discounts at some carriers,
genuine life-and-claim value everywhere, and an easy upgrade at
battery-change time.

Tier three: the useful
supporting cast

Smart thermostats earn little directly, but their
freeze-alert and remote-temperature features are quietly excellent
freeze-claim prevention for travelers and snowbirds, and their logs have
settled more than one “was the heat on?” claim question (see our
frozen-pipes article for why that question matters). Automatic
garage-door closers, smart locks, doorbell cameras:
minor-to-no
discounts, some theft deterrence, occasional claim-documentation value.
Whole-home generators: a comfort-and-resilience
purchase first, with some carriers offering credits and with real
claim-prevention logic in freeze country (the power outage during the
cold snap is how heated homes freeze anyway). Leak-adjacent
extras
like sump-pump monitors pair well with the water-backup
endorsement our other articles keep recommending.

Getting paid: the
process nobody completes

Three steps convert hardware into discounts, and most households stop
after step zero. Tell your carrier what you installed,
with documentation: monitoring certificates, device models, installation
receipts. Ask what their current device programs are:
several carriers run partnerships (discounted or free devices in
exchange for enrollment) that change frequently, and a few offer program
discounts beyond the standard credits. Re-shop knowing carriers
differ:
device credits vary enough between carriers that a
heavily protected home is worth quoting around; the market rewards your
hardware unevenly, and finding the carrier that rewards it best is, as
ever, the independent-agent part of the story.

And keep expectations calibrated: device discounts trim premiums;
they don’t transform them. The transformation is in the claims that
never occur, the water that stopped at minute two, the freeze that
texted you from the mountains, and in staying in the claim-free pricing
tiers those non-events preserve. Buy the tier-one hardware for that
reason, collect whatever discounts follow, and let the gadget budget
skip the categories that only ever protected your phone’s app
drawer.
