What We Cover

Your home, insured for what it would actually cost to rebuild.

The most expensive mistake in homeowners insurance is invisible: a dwelling limit set by a computer that has never seen your house. We quote your home across more than fifty carriers, and before we do, we ask the questions a quote engine cannot: how it is built, what you have added, and what it would really take to put it back.

What a policy actually includes

The structure, the other structures (fences, sheds, that new barn), your belongings, loss of use while repairs happen, and personal liability. Each piece has a limit, and the defaults are guesses. We wrote a line-by-line guide to reading yours.

What we check that quote engines miss

  • Builder-grade vs. reality. Reconstruction estimates default to standard materials. Custom cabinetry, stone, and millwork need a limit that matches, or a claim becomes a negotiation.
  • Roof age, handled before it is a problem. Carriers reprice and nonrenew over roofs constantly. We know which carriers credit a newer roof and which quietly switch you to actual cash value.
  • The jewelry question. A ring on the homeowners schedule often belongs on a standalone floater instead: broader coverage, typically no deductible.
  • Water damage wording. Sudden vs. gradual is the most litigated phrase in the policy. We tell you what yours actually says.

Condo, renters, and landlord too

Condos and renters are their own policy forms, and rental property runs through specialist markets like Openly, Pacific Specialty, and SES Risk Solutions. Same process either way: the market competes, you pick with advice.
